It is true that manufactured and modular homes do share a few striking similarities but there are plenty of differences between the structures, which makes them completely different, in terms of housing.

The biggest similarities between modular and manufactured homes are in construction. Both of these structures are built inside factories and this might be the major reason why people use the ‘modular’ and ‘manufactured’ designations synonymously. Factory construction offers a number of benefits for both manufactured and modular homes.

The housing units are actually built under climate controlled conditions and the building components are not affected by the elements. This means that the building process of these homes will not be delayed due to rain or other climatic factors.

Building Codes

Many manufactured homeowners are not aware that the term ‘manufactured home’ is actually a label for what we used to refer to as trailers or mobile homes in the past. The U.S. Department of Housing and Urban Development (HUD) set a few standards for ensuring the quality of manufactured homes in 1976. Therefore, all the newly constructed manufactured homes are inspected based on the HUD codes.

However, these rules are not applicable to modular home construction and they undergo the same regulation as the conventional site-built homes. In addition, modular homes should also conform to the state, regional and local building codes.

Costs and Customization

One of the major advantages of choosing manufactured housing is that they are less expensive than conventional site-built homes, and modular homes. However, one of the major drawbacks is that most of the manufactured houses are not as customizable as modular homes.

Modular homebuilders do enjoy the luxury of choosing the exact design features that they want for their home. Consequently, modular homes are usually more expensive than manufactured homes but it is a lot less expensive than conventional site-built homes.
